Exterior Foundation Waterproofing in Carol Stream, IL

Exterior waterproofing digs to the footing, treats the outside of the wall, and gives water a path that is not the basement. It is the heavier scope. A free inspection should say whether grading and downspouts come first.

Excavation, membrane, and exterior tile

The usual exterior scope is a trench to the footing, a membrane or coating on the wall, and a drain tile in gravel at the footing that leads to a sump or another approved outlet. The yard is opened and then put back. Access for the machine is part of the plan.

Fixr, updated February 6, 2026, prints exterior French drain at $10 to $100 per linear foot, sodium bentonite at $2 to $5 per square foot, and regrading at $500 to $3,000. Angi, updated July 20, 2026, says extensive exterior waterproofing averages $7,000, against an average of $3,000 for interior work. Those are Angi averages and Fixr ranges. They stay on the cost guide as separate rows.

When exterior beats interior

Exterior work is the conversation when water is coming through the wall from saturated soil and you want the barrier on the outside, or when interior tile would fight a finished basement you do not want to cut. Interior work is the conversation when the goal is to collect water that is already at the footing with less digging. Fixr says exterior methods cost more because of excavation, and that they aim to keep water out rather than manage it after it is inside.

Neither sentence is a rule that exterior always wins. A creek over the windowsill is not a membrane problem. Read the flooding guide for seepage versus overland water. The drain tile page is the interior pair.

Grading and downspouts first

DuPage County’s flood guidebook points at poorly graded land as a way surface water reaches a foundation. The village Engineering FAQ says that in residential areas built after 1970, the designed drainage path is typically side-yard and rear-yard swales toward the street or a storm drain. Carol Stream is a full-waiver community, so the village administers the DuPage stormwater ordinance.

Downspouts that dump at the foundation undo a dry wall. Extending them, and keeping swales open, is the small scope to look at before a trench. That is general drainage practice plus the village’s description of how those yards were designed. It is not a survey of your lot.

Landscaping and deck access

A deck, a patio, a stoop, or a dense planting can block the trench. The estimate should say what has to move and who puts it back. Fixr notes that landscaping repair after exterior work can be a few hundred dollars or more if a patio or deck has to be relocated. That is Fixr’s comment, updated February 6, 2026, not a Carol Stream quote.

Discharge from the new tile still has to meet the sump rules: 10 feet from the foundation, off the sidewalk and the street, and not into the sanitary sewer. Prices vary. A free estimate gives the real number.

FAQ

Is exterior waterproofing always better?

It is better when the problem is water against the outside of the wall and you can dig. It is the wrong tool for overland flooding through a window or for a sewer backup. Fixr says exterior work costs more because of excavation. Interior tile is the lighter scope when collecting footing water is enough.

Will the yard be restored?

Only if the estimate says so. Excavation disturbs grade, plantings, and sometimes a walk or a deck. Ask who backfills, who re-establishes the swale, and who replaces plantings. Do not assume restoration is inside the waterproofing number.

Do downspouts matter if I waterproof?

Yes. A downspout that empties at the wall puts roof water where the membrane is trying to keep it out. Carol Stream yards built after 1970 were generally designed to drain by side and rear swales. Keep those paths open.

Does exterior work need a permit?

Confirm the scope with Community Development. Excavation and drainage can fall under plumbing or structural items, and stormwater review is the village’s because Carol Stream is a full-waiver community. The code section used here does not list “exterior waterproofing” as its own fee line. If a Type C plumbing or minor structural permit applies, each is listed at $96.
